Mortgage in Spain for Swedish buyers

EU member · SEK strategy · Updated Jul 2026

Sweden has one of the largest Nordic communities in Spain — especially Torrevieja and Alfàs del Pi. As EU citizens, Swedish buyers get 65-70% LTV with no apostille required. The bank applies a 10-15% SEK income buffer for FX risk. The Spain-Sweden tax treaty (2018 revision) is modern and well-tested.

Tax treatment: Spain-Sweden treaty

The Spain-Sweden Double Tax Convention (originally 1976, with 2018 protocol that significantly updated terms) governs cross-border taxation. Note: the 2018 protocol changed pension treatment — historically pensions were taxed only in the source country; the new framework gives some taxing rights to both countries.

If you remain Swedish tax resident (less than 183 days/year in Spain):

  • IRNR (Spanish non-resident tax): 19% on imputed rental income (1.1-2% of cadastral value), even when not rented
  • If rented: 19% on net rental income; deductible expenses include mortgage interest, IBI, community fees, repairs (EU residents get these deductions)
  • Swedish income, salary: taxed in Sweden; treaty credit for any Spanish tax paid
  • Pensions: the 2018 protocol allows source-country (Sweden) to tax pensions — but with relief mechanism. Check your specific pension type
  • ISK / KF accounts: remain Swedish-taxed (notional return regime)
  • Capital gains on sale: 19% Spanish CGT first; Skatteverket gives treaty credit

If you become Spanish tax resident (>183 days/year):

  • Worldwide income subject to Spanish IRPF (19-47% progressive)
  • Swedish pension reportable in Spain with treaty relief
  • Modelo 720 required if Swedish assets >€50k per category
  • Beckham Law option if relocating for work — flat 24% on Spanish income for 6 years

SEK/EUR strategy and risk

Your Spanish mortgage is in EUR. Your Swedish income is in SEK. The bank applies a 10-15% buffer on declared SEK income to absorb FX volatility — SEK can swing 5-12% against EUR within a year.

Practical impact: if you earn SEK 80,000/month gross (~€6,500), the bank may use €5,800-€6,200 for affordability. This reduces your maximum loan by ~10-15%.

Strategies to mitigate:

  • Open a EUR account in Spain and accumulate 6-12 months of mortgage payments before signing — proves stability cushion
  • Use a forex specialist (Wise, Revolut, Forex Bank) for SEK→EUR transfers — saves 0.5-1.5% vs your Swedish high-street bank
  • Show ISK / KF holdings as EUR-convertible assets — banks value liquid wealth that can be drawn down quickly
  • Time large transfers when SEK strengthens — EUR/SEK historically peaks around 11.5-12.0; transfer at favourable points
  • Highlight allmän pension / ITP for retirees — pension income is more stable than employment for affordability calcs

Frequently asked questions

Can Swedish nationals get a mortgage in Spain?
Yes, with EU advantages despite SEK currency. Sweden's EU membership means no apostille (sworn translation suffices), but the bank applies a 10-15% SEK buffer on income to absorb FX risk. LTV 65-70%, slightly below pure EUR-residents. The Spain-Sweden tax treaty (2018, replacing 1976 version) is modern. Process timeline: 2-3 months.
What LTV can Swedish buyers expect?
Typically 65-70% of the lower of price or appraisal. With strong income (SEK 60,000+/month net) and clean Inkomstdeklaration / Slutskattebesked, some banks (Bankinter, Sabadell, CaixaBank) push to 70%. For a €280,000 Costa Blanca property: ~€85,000 deposit + €28,000-€34,000 in costs = €113,000-€119,000 total cash needed.
Is there FX risk for Swedish buyers?
Yes — SEK is volatile against EUR. Spanish banks apply a 10-15% buffer on SEK income (less than 10-20% for GBP, similar to NOK). Practical impact: if you earn SEK 80,000/month gross (~€6,500), the bank may use €5,800-€6,200 for affordability. Mitigations: use a forex specialist (Wise, Revolut) for SEK→EUR transfers, accumulate EUR before signing, show ISK or pension as stable assets.
How does the Spain-Sweden tax treaty work?
The Spain-Sweden Double Tax Convention (1976, with 2018 protocol replacing the original convention text) prevents double taxation. Real estate income is taxed where the property is (Spain — IRNR for non-residents). Swedish salary, ITP (occupational pension), allmän pension generally taxable in Sweden with treaty credit. Capital gains on Spanish property: 19% Spanish CGT first, Skatteverket gives credit. ISK (Investeringssparkonto) accounts remain Swedish-taxed.
What documents do Swedish buyers need?
Last 2-3 years Inkomstdeklaration (income tax return) and Slutskattebesked (final tax assessment), last 3 lönespecifikation (payslips), employment contract (anställningsavtal), 6-12 months Swedish bank statements (SEB, Handelsbanken, Swedbank, Nordea, Revolut accepted), valid Swedish passport, proof of Swedish address (folkbokföring extract), NIE. EU-EU framework: sworn translation only (English/Swedish accepted), no apostille required.
Which banks are best for Swedish clients?
CaixaBank (HolaBank, English-speaking staff in Costa Blanca and Costa del Sol — large Swedish community), Bankinter International (favours Anglo and Scandinavian professionals), Sabadell Solbank (expat specialist on Costa del Sol, Torrevieja), Santander Spain (cross-border with SEB and Nordea). SEB had a Spanish desk historically; check current status. Most major Spanish banks treat Swedish applicants as EU-residents for documentation.
Is Costa Blanca / Torrevieja really popular with Swedes?
Extremely. Torrevieja and surrounding municipalities (Orihuela Costa, Alfàs del Pi) have one of the largest Nordic communities in Europe, with permanent Swedish supermarkets, schools, Swedish-speaking doctors and dentists, and Lutheran churches. Swedish radio (Radio Sol), newspapers and clubs operate year-round. This concentration is so strong that some Spanish banks have Swedish-speaking advisors on Costa Blanca branches.
