Mortgage in Spain for Swedish buyers
EU member · SEK strategy · Updated Jul 2026
Sweden has one of the largest Nordic communities in Spain — especially Torrevieja and Alfàs del Pi. As EU citizens, Swedish buyers get 65-70% LTV with no apostille required. The bank applies a 10-15% SEK income buffer for FX risk. The Spain-Sweden tax treaty (2018 revision) is modern and well-tested.

The Spain-Sweden Double Tax Convention (originally 1976, with 2018 protocol that significantly updated terms) governs cross-border taxation. Note: the 2018 protocol changed pension treatment — historically pensions were taxed only in the source country; the new framework gives some taxing rights to both countries.
If you remain Swedish tax resident (less than 183 days/year in Spain):
- IRNR (Spanish non-resident tax): 19% on imputed rental income (1.1-2% of cadastral value), even when not rented
- If rented: 19% on net rental income; deductible expenses include mortgage interest, IBI, community fees, repairs (EU residents get these deductions)
- Swedish income, salary: taxed in Sweden; treaty credit for any Spanish tax paid
- Pensions: the 2018 protocol allows source-country (Sweden) to tax pensions — but with relief mechanism. Check your specific pension type
- ISK / KF accounts: remain Swedish-taxed (notional return regime)
- Capital gains on sale: 19% Spanish CGT first; Skatteverket gives treaty credit
If you become Spanish tax resident (>183 days/year):
- Worldwide income subject to Spanish IRPF (19-47% progressive)
- Swedish pension reportable in Spain with treaty relief
- Modelo 720 required if Swedish assets >€50k per category
- Beckham Law option if relocating for work — flat 24% on Spanish income for 6 years
SEK/EUR strategy and risk
Your Spanish mortgage is in EUR. Your Swedish income is in SEK. The bank applies a 10-15% buffer on declared SEK income to absorb FX volatility — SEK can swing 5-12% against EUR within a year.
Practical impact: if you earn SEK 80,000/month gross (~€6,500), the bank may use €5,800-€6,200 for affordability. This reduces your maximum loan by ~10-15%.
Strategies to mitigate:
- Open a EUR account in Spain and accumulate 6-12 months of mortgage payments before signing — proves stability cushion
- Use a forex specialist (Wise, Revolut, Forex Bank) for SEK→EUR transfers — saves 0.5-1.5% vs your Swedish high-street bank
- Show ISK / KF holdings as EUR-convertible assets — banks value liquid wealth that can be drawn down quickly
- Time large transfers when SEK strengthens — EUR/SEK historically peaks around 11.5-12.0; transfer at favourable points
- Highlight allmän pension / ITP for retirees — pension income is more stable than employment for affordability calcs
