1. Identification

Hipotecas.me is the commercial brand of Akira Dynamics S.L. (Tax ID/CIF: B21766068), a Spanish company with registered office at Avenida de Andalucía 46, 29760 Málaga, Spain. We are registered with the Bank of Spain as a mortgage credit intermediary under registry number E569.

2. Service

hipotecas.me is a mortgage portal (a comparison of mortgages, calculators and guides) and, if you want, we arrange your mortgage for residential property in Spain as a credit intermediary registered with the Bank of Spain (E569). We compare offers from multiple Spanish banks and present the options from each bank that fit your profile.

We are not a bank and we do not lend money. The mortgage is granted by the bank you ultimately choose. We act as an authorised intermediary under Spanish Law 5/2019 of mortgage credit (LCCI).

The mortgage assessment is always free and without obligation. Some lenders, not all of them, also pay us a commission on the transactions we arrange. Before we start, you are entitled to know whether the lender you will sign with pays us one, its amount when known and whether it is deducted from our fees, and to ask us for the commissions paid by the different lenders (Spanish Law 5/2019, art. 35).

Where a full case-management service applies, our fees (€500 to €3,000 depending on complexity) are agreed with you in writing in the engagement letter before any work starts and only become due when the bank issues the binding offer (FEIN), with no hidden costs. Switching lender (subrogation) is free for the client. You may withdraw at any time. If the bank declines the transaction or you withdraw before it issues the binding offer (FEIN), you pay nothing; if you withdraw after receiving it, the agreed fees are payable, as set out in the engagement letter.

3. User obligations

  • You guarantee that the information provided in our forms is accurate and complete
  • You must be at least 18 years old to request a mortgage assessment
  • You agree not to use the website for any unlawful purpose
  • You authorise us to share your data with banks you select as part of your assessment

4. Liability

The information published on this website (rates, comparisons, news, guides) is provided for general guidance only. Final mortgage conditions depend on each bank's assessment of your specific profile.

We do not guarantee mortgage approval. The decision belongs exclusively to the lending institution. You retain the right at all times to compare with other intermediaries or apply directly to banks.

The applicable mortgage law in Spain is Ley 5/2019 reguladora de los contratos de crédito inmobiliario (LCCI). All mortgage transactions are subject to Spanish law and notary signature in Spain.

5. Applicable law and jurisdiction

These terms are governed by Spanish law. For any dispute, the competent courts shall be those of the consumer's domicile (when the user is a consumer) or the courts of Málaga, Spain, in commercial relationships.

6. Complaints

If you have a complaint, please contact us at reclamaciones@hipotecas.me, or by post to Akira Dynamics S.L., Avenida de Andalucía 46, 29760 Málaga, Spain. We undertake to reply within one month. If our reply does not satisfy you, you may take your complaint to the Bank of Spain (www.bde.es) for matters concerning credit intermediation, or to the consumer affairs authority (Dirección General de Consumo) of the Spanish region where you are based.

7. Data protection

Personal data is processed in accordance with our privacy policy, under the EU General Data Protection Regulation and Spanish Organic Law 3/2018.

8. Changes to these terms

We may amend these terms. Any change is published on this page together with its date of last update, and takes effect from the moment it is published.
