1. Identification
Hipotecas.me is the commercial brand of Akira Dynamics S.L. (Tax ID/CIF: B21766068), a Spanish company with registered office at Avenida de Andalucía 46, 29760 Málaga, Spain. We are registered with the Bank of Spain as a mortgage credit intermediary under registry number E569.
2. Service
We provide independent mortgage assessment and intermediation services for residential property in Spain. We compare offers from multiple Spanish banks and present the best options based on your profile.
We are not a bank and we do not lend money. The mortgage is granted by the bank you ultimately choose. We act as an authorised intermediary under Spanish Law 5/2019 of mortgage credit (LCCI).
The assessment is free for the customer. We are remunerated by the bank that signs the mortgage, in accordance with prevailing market practice and applicable regulation.
3. User obligations
- You guarantee that the information provided in our forms is accurate and complete
- You must be at least 18 years old to request a mortgage assessment
- You agree not to use the website for any unlawful purpose
- You authorise us to share your data with banks you select as part of your assessment
4. Liability
The information published on this website (rates, comparisons, news, guides) is provided for general guidance only. Final mortgage conditions depend on each bank's assessment of your specific profile.
We do not guarantee mortgage approval. The decision belongs exclusively to the lending institution. You retain the right at all times to compare with other intermediaries or apply directly to banks.
The applicable mortgage law in Spain is Ley 5/2019 reguladora de los contratos de crédito inmobiliario (LCCI). All mortgage transactions are subject to Spanish law and notary signature in Spain.
5. Applicable law and jurisdiction
These terms are governed by Spanish law. For any dispute, the competent courts shall be those of the consumer's domicile (when the user is a consumer) or the courts of Málaga, Spain, in commercial relationships.
6. Complaints
If you have a complaint, please contact us at reclamaciones@hipotecas.me. We will respond within 30 days. If you are not satisfied, you may submit your complaint to the Bank of Spain (www.bde.es) or use the EU online dispute resolution platform.
