NIE number in Spain: how to get it for property purchase

The NIE (Número de Identificación de Extranjero) is your Spanish tax identification number, and it is the very first thing you need before you can open a bank account, apply for a mortgage or buy property. Without it, nothing moves forward.

What is the NIE and why do you need it?

The NIE is a unique identification number assigned to foreigners who have financial, professional or social interests in Spain. Think of it as a Spanish tax ID for non-Spaniards.

You need it to: open a Spanish bank account, apply for a mortgage, sign a property purchase deed, pay taxes in Spain (ITP, annual property tax), set up utilities (water, electricity, internet), and sign any contract in Spain.

The NIE is not a residence permit — it is purely an identification number. Having one does not give you the right to live or work in Spain, and it does not expire (though the supporting document may need renewing).

Option 1: Apply at a Spanish consulate

This is the recommended route if you want everything ready before your property search trip to Spain.

  • Book an appointment at the Spanish consulate nearest to you (online booking in most countries)
  • Bring: valid passport + photocopy, completed form EX-15, proof of reason (letter stating intent to purchase property), passport-size photo
  • Pay the fee: approximately €10 (Tasa 790 Código 012)
  • Wait: the consulate forwards your application to Spain. Processing typically takes 2-4 weeks
  • Collect your NIE certificate at the consulate

UK consulates are busyThe Spanish consulates in London and Edinburgh have long waiting times for appointments (sometimes 2-3 months). Book as early as possible or consider applying during a visit to Spain.

Option 2: Apply in person in Spain

If you are already in Spain (for viewings, holiday or any reason), you can apply directly at a police station with a foreigners' office (Oficina de Extranjeros).

  • Get an appointment online at sede.administracionespublica.gob.es (select 'Policía — Certificados y asignación de NIE')
  • Pay the fee at any bank beforehand using form Tasa 790 Código 012 (€10 approximately)
  • Bring to your appointment: passport + photocopy, completed EX-15, proof of reason, receipt of fee payment
  • Receive your NIE — some offices issue it on the spot, others within 1-2 weeks

Option 3: Use a representative (power of attorney)

If you cannot attend in person — either at a consulate or in Spain — you can authorise a lawyer or gestora to apply on your behalf using a notarised power of attorney.

This is common among buyers who want to start the process remotely. The representative handles the paperwork, appointment and collection. Cost: €100-200 for the service on top of the government fee.

Does the NIE expire?

The NIE number itself never expires — it is yours for life. However, the green certificate paper may have an expiry date (usually 3 months). For property transactions, you may need to renew the certificate even though the number stays the same.

Can I start looking at properties before I have my NIE?

Yes, absolutely. You can view properties, negotiate and even sign a reservation contract without a NIE. But you will need it before signing the arras contract, opening a bank account or applying for a mortgage.

Do I need a different NIE for each property purchase?

No. You get one NIE and it covers all your transactions in Spain forever. Whether you buy one property or ten, your NIE number stays the same.
