Frequently asked questions

What exactly does the mortgage assessment include?

It shows at once whether your mortgage is viable, how much you can borrow, the estimated monthly payment, the total purchase costs for your region and all the banks whose published terms fit your case.

How long does the analysis take?

The result is instant. If you want us to negotiate for you, we call you in under 10 minutes during our call hours (Mon-Fri 10-14 & 16-20, Spanish time) or at the time you choose, and our team reviews your case individually.

What information do you need for the assessment?

For the result, just your numbers: property price, region, savings, income, other debts, age and employment status. Your contact details only if you want us to call you or send you the assessment.

Am I obliged to proceed?

No. The assessment is purely informational. You decide whether you want us to negotiate your mortgage for you.

How many banks do you compare?

We compare offers from 40 banks and 113 mortgage products across Spain.

Can I request an assessment without having chosen a property?

Yes. Many clients contact us before house-hunting to understand their real budget. This way you know how much you can borrow and what your monthly payment will be before you start viewing properties.

Can I request the assessment if I am self-employed or a non-resident?

Absolutely. We work with all profiles: employees, self-employed, civil servants, and non-tax-residents.

How much does it cost?

The assessment is free and with no obligation, and switching your mortgage to another bank (subrogation) costs you nothing. Our fees, €500 to €3,000 depending on complexity, are only charged if the bank grants you the mortgage, when the binding offer (FEIN) is issued. They cover the whole process up to signing. You may withdraw at any time. If the bank declines the transaction or you withdraw before it issues the binding offer (FEIN), you pay nothing; if you withdraw after receiving it, the agreed fees are payable, as set out in the engagement letter. Some lenders, not all of them, also pay us a commission on the transactions we arrange. Before we start, you are entitled to know whether the lender you will sign with pays us one, its amount when known and whether it is deducted from our fees, and to ask us for the commissions paid by the different lenders (Spanish Law 5/2019, art. 35).

What happens after I receive the assessment?

Your dedicated adviser will walk you through the options and, if you decide to proceed, will accompany you throughout the entire process until signing at the notary.
