What moves the amount within the range

  • • The loan amount and the share of the property price financed.
  • • Your profile: employee, self-employed, non-resident or income in another currency.
  • • The transaction: self-build, several properties or borrowers, existing debts.
  • • How many lenders we need to work with to reach a good offer.

When they are paid

When the bank issues the binding offer (FEIN), with the whole process up to signing included. You may withdraw at any time. If the bank declines the transaction or you withdraw before it issues the binding offer (FEIN), you pay nothing; if you withdraw after receiving it, the agreed fees are payable, as set out in the engagement letter.

What some lenders pay

Some lenders, not all of them, also pay us a commission on the transactions we arrange. Before we start, you are entitled to know whether the lender you will sign with pays us one, its amount when known and whether it is deducted from our fees, and to ask us for the commissions paid by the different lenders (Spanish Law 5/2019, art. 35).

Is a broker worth paying for? Do the maths

With a €200,000 loan over 30 years, moving from the median fixed rate in the Spanish market (3.95%) to the best published general fixed rate (3.35%) lowers the monthly payment from €949 to €881: €68 a month, €24,480 over the whole mortgage.

Even at our maximum fee (€3,000), that saving covers it in 45 months.

When it isn't worth it: if your bank already offers you a rate like the best in the market, with tie-ins that suit you, or if you only want to switch bank (that is free with us). How to check that a mortgage broker is legal in Spain

Spanish Law 5/2019 requires anyone arranging mortgages to be registered with the Bank of Spain or their regional authority, and to tell you in writing, before starting, what they charge and who else pays them. Look up its name or number in the register: if it is not there, it cannot arrange your mortgage.

How much does a mortgage broker charge in Spain?

It depends on the broker: some charge a fixed amount, others a percentage of the loan and others are paid only by the banks. What Spanish law requires of all of them is to tell you in writing before starting (Law 5/2019, art. 35). At hipotecas.me the assessment and subrogation are free, and for other transactions we charge €500 to €3,000 depending on complexity, only if the bank issues the binding offer.

Is a mortgage broker free?

The assessment is, always, and at hipotecas.me so is subrogation. Arranging a new mortgage is not: we charge €500 to €3,000, only if the bank grants it. Be wary of anyone who says everything is free without explaining how they make money.

When are the fees paid?

When the bank issues the binding offer (FEIN), the document in which it commits to lend to you on specific terms. You may withdraw at any time. If the bank declines the transaction or you withdraw before it issues the binding offer (FEIN), you pay nothing; if you withdraw after receiving it, the agreed fees are payable, as set out in the engagement letter.

Does the APR in the bank's offer include your fees?

No. The APR (TAE) in the bank's FEIN covers its interest, its fees and the products it requires to reduce the rate, but not what you pay us. To compare with going to the bank directly, add our fees to the cost of the mortgage.

Do you work with non-residents?

Yes. We work with residents and non-residents buying in Spain, and we assist in Spanish and English. Banks usually lend non-residents a lower share of the property price, so preparing the application well matters more.

How can I check that a mortgage broker is legal in Spain?

Look up its name or number in the Bank of Spain register of real estate credit intermediaries (or its regional register). If it is not there, it cannot arrange mortgages. Ours is E569 and is linked on this page.
